Let's TalkJason Dopoulos is a Managing Principal and Co-Founder of Ikaria Capital Group. He is responsible for all originations and HUD/Agency platform to provide permanent financing for the seniors housing and long-term care sectors. Previously, Mr. Dopoulos served as Managing Principal for White Oak Healthcare Partners, LLC and as Senior Managing Director at Lancaster Pollard where he managed the firm’s West Coast region for over a decade. He served as chair of the National Investment Center (NIC) Future Leaders Council and remains active working with NIC on its educational content and seminars. Mr. Dopoulos holds a master’s degree in business from the Fisher School of Business at The Ohio State University and a master’s in health administration from The Ohio State University College of Public Health. He holds Series 7, 24, 50, 52 and 63 licenses.
Ken Gould is a Managing Principal and Co-Founder of Ikaria Capital Group. He is responsible for oversight of all originations, operational, and strategic aspects of Ikaria, including building an established team, sourcing new transactions and capital partners, and serves as senior member of the firm’s approvals and credit committee. Previously Mr. Gould served as Managing Principal for White Oak Healthcare Partners, LLC and as Senior Managing Director at Lancaster Pollard where he managed the firm’s Northeast region for a decade. While at Lancaster Pollard he played a key role in driving HUD originations resulting in industry-leading volume in the Section 232 program over a 10-year period. Mr. Gould received a bachelor’s degree in history from the University of Pennsylvania and a master’s degree in business administration from the Fisher College of Business at The Ohio State University in Columbus, Ohio. He holds Series 7, 24, 50, and 63 licenses.
Mr. Baxter is an Executive Managing Director, Chief Operating Officer, and co-founder for Ikaria. Mr. Baxter is responsible for oversight of all company operations, including credit, execution, LSAM, and strategic initiatives. Mr. Baxter is a senior member of the firm’s approvals and credit committee and is responsible for managing the firm’s relationship with FHA leadership. He most recently served as a Senior Managing Director and Chief Operating Officer White Oak Healthcare Partners. He was responsible for overseeing the credit, operations, execution, and underwriting of the firm’s FHA 232 business as well as managing the firm’s relationship with FHA 232 leadership. Prior to White Oak he served as a Managing Director within the Lancaster Pollard affiliate of ORIX Real Estate Capital for the past fifteen years. He was responsible for overseeing the execution and underwriting of the firm’s FHA 232 business as well as managing the firm’s relationship with FHA 232 leadership. He also served as a member the investment committee for its Propero Seniors Housing Fund, its credit committee, Organizational Practices committee, and worked closely with the Structured Finance team on its direct at-risk lending efforts. Mr. Baxter has focused his efforts on the analysis, underwriting, and execution of senior living transactions across a broad range of rehabilitations, acquisitions, new construction, refinances. He has a thorough understanding of both conventional and federal financing structures for both taxable and tax-exempt borrowers, including the FHA, FNMA, and USDA loan programs. He has overseen transactions totaling in excess of $9 billion, including over 800 FHA 232 transactions totaling $7 billion. Mr. Baxter is considered an expert on the FHA 232 program and worked extensively with FHA 232 leadership on policy and underwriting issues, issuance of the current FHA 232 Handbook, and several LEAN Kaizens. He holds a bachelor’s degree in finance and economics from The Ohio State University’s Fisher College of Business, holds a general securities representative license (Series 7), and is both a MAP and LEAN approved HUD Underwriter.
Ross Holland serves as Managing Director at Ikaria Capital Group and has primary healthcare origination responsibilities for senior living and skilled nursing clients in the Southwest and Mountain States. Mr. Holland has been focused on senior living and skilled nursing real estate since 2013 and has worked on over $1.5 billion in transactions across various executions including FHA / HUD, Fannie Mae, balance sheet loans, and advisory. Prior to joining Ikaria, Mr. Holland was a Managing Director at White Oak Healthcare Partners and a Director at Lancaster Pollard / ORIX Real Estate Capital, a division of ORIX USA. He holds an M.B.A in Finance from The Ohio State University and a B.A. in Economics from Wittenberg University.
Derek Whelan serves as Managing Director at Ikaria Capital Group and has primary healthcare origination responsibilities for senior living and skilled nursing clients along the East coast of the US. Mr. Whelan has been focused on senior living and skilled nursing real estate since 2013 and has worked on over $1 billion in transactions across various executions including FHA / HUD, balance sheet loans, and advisory. He holds an M.B.A in Finance from Fordham University and a B.A. in Economics from Villanova University. Mr. Whelan has earned the right to use the Chartered Financial Analyst designation.
Rodger Davis serves as Managing Director at Ikaria Capital Group that leads healthcare origination efforts, focusing on senior living and skilled nursing clients across the Midwest and Southeast regions. With over a decade of experience in healthcare real estate, he has facilitated over $1.5 billion in transactions through a variety of structures, including FHA/HUD, Fannie Mae/Freddie Mac, balance sheet loans, and advisory services. Before joining Ikaria, Mr. Davis was a Director at White Oak Healthcare Partners, serving as a coverage banker for both the Midwest and Southeast markets. Prior to that, he was Vice President at Lancaster Pollard, where he played a pivotal role in establishing the agency lending platform and contributed to business development in the Western region. Earlier in his career, he worked as a senior loan underwriter at Berkeley Point Capital. Mr. Davis holds a Bachelor of Science in Finance and Accounting from Miami University in Oxford, Ohio.
Joe Munhall serves as Managing Director at Ikaria Capital Group. Mr. Munhall leads the firm’s efforts to partner with banks and capital partners to provide additional options to Ikaria’s regional bankers for the structuring and sale of debt placements. In addition, Mr. Munhall has primary healthcare origination responsibilities for senior living and skilled nursing clients in the Pacific Northwest. Prior to joining the firm, Mr. Munhall served as a Managing Director of Syndicated Credit at White Oak Healthcare Partners, as well as previously holding a similar role at ORIX Real Estate Capital and Berkeley Point Capital. Prior to starting the Syndications team at Berkeley, ORIX and White Oak, Mr. Munhall had more than 20 years of commercial banking experience in seniors housing, commercial real estate, and middle market banking. Mr. Munhall earned both a BA and Hon. PhD at Wheeling Jesuit University.
Elliot Kaple serves as Managing Director for Ikaria Capital Group and is head of the production and underwriting efforts for the company. Mr. Kaple has over 10 years of experience underwriting seniors housing and skilled nursing transactions. His expertise ranges from tax exempt bond transactions to FHA insured mortgages for refinances, new construction, acquisition and rehabilitation projects; totaling more than $2.0 billion of debt transactions that have closed. Before joining Ikaria, Mr. Kaple was Managing Director at White Oak Healthcare Partners as well as Vice President for Lancaster Pollard & Co. Mr. Kaple served as a LEAN approved underwriter/underwriter trainee on over 50 FHA 232-program insured mortgages as well numerous FNMA and USDA financed senior living projects. Mr. Kaple received his Bachelor of Economic Management from Ohio Wesleyan University.
Jack Sims serves as Managing Director for Ikaria Capital Group where he is responsible for credit underwriting in the senior living and healthcare sectors. Previously, he served in similar roles at White Oak Healthcare Finance and Lancaster Pollard. His expertise includes bridge lending, Fannie Mae, and FHA insured mortgages for refinance, new construction, acquisition, and rehabilitation projects. In addition, Mr. Sims spent 5 years at Duff & Phelps (Kroll) where he specialized in Transaction Opinions and Valuation Advisory. Mr. Sims received his BBA from The Ohio State University.
Tracy Wait serves as Director at Ikaria Capital Group. Ms. Wait works with the firm’s efforts to partner with banks and capital partners to provide additional options to White Oak’s regional bankers for the structuring and sale of debt placements. In addition, Ms. Wait works with the Asset Management Group at Ikaria in the analysis of performance and reporting of results. Prior to joining the firm, Ms. Wait served on the syndications team at White Oak Healthcare Partners and ORIX Real Estate Capital. Prior to being at ORIX, Ms. Wait had more than had more than 13 years of commercial banking experience in seniors housing, commercial real estate and middle market banking and 5 years in public accounting. Ms. Wait holds a BS in Accounting from Ohio State University and is a licensed Certified Public Accountant (inactive).
Patrick Miller serves as an Associate at Ikaria Capital Group, specializing in Healthcare Underwriting. Since 2021, Mr. Miller has been responsible for building and analyzing financial models while leading and supporting all aspects of the underwriting and closing process on Agency, Balance Sheet, and Bank Financings. Prior to joining Ikaria, Mr. Miller was an Analyst with White Oak Healthcare Partners, where he served as an underwriter trainee and received commitments on over 40 FHA 232-program insured mortgages totaling over $560 Million in Par Amount. Mr. Miller graduated from The Ohio State University with a BSBA in Finance while also minoring in Public Policy.
Brian Cafarella serves as Director for Ikaria Capital Group. Mr. Cafarella has over 15 years of experience underwriting seniors housing and skilled nursing transactions. His expertise includes balance sheet lending, FHA/HUD insured loans for refinances, new construction, and acquisition, triple net lease and senior/mezz structures. He has closed over $1.0 billion since 2011. Prior to joining Ikaria, Mr. Cafarella served as Director and LEAN approved underwriter at White Oak and Orix/Lancaster Pollard (now known as Lument). During that time, he underwrote and closed over 75 FHA/HUD insured loans as well as FNMA, tax-exempt bond, bridge, and private placement fundings. Mr. Cafarella started his career at Plante Moran providing audit services to healthcare companies. He is a licensed CPA (inactive) and FINRA registered representative (Series 79 and 52) and graduated from Ohio Wesleyan with a Major in Accounting and a Minor in Economics.
Kara O’Brien serves as the Operations Manager at Ikaria Capital Group, where she oversees a wide range of operational functions that ensure the firm's efficiency and growth. She is responsible for streamlining processes, managing key administrative and logistical tasks, and supporting strategic initiatives. Previously, she held a similar role at White Oak Healthcare Partners. Prior to joining White Oak Healthcare Partners, she spent 8 years at Lancaster Pollard in Business Development. Kara holds a Bachelor of Science in History and Political Science from Drexel University.
Anthony Little serves as an Associate for Ikaria Capital Group who specializes in Healthcare Underwriting and support in preparation of HUD applications and bank financing. Since August 2021, Anthony has assisted on the production side of many FHA 232/223(f) transactions and along the way, began to work as the production side leader on underwriting, client relations, and the closing process of multiple transactions. Prior to joining Ikaria, Anthony worked as an Analyst at White Oak Healthcare Partners where he worked as an underwriter trainee and has been responsible for the receipt of over 25 commitments totaling more than $350MM in Par Amount. Prior to his time at White Oak, Anthony graduated from The Ohio State University, where he earned his Bachelor of Science in Financial Mathematics before continuing to earn his Specialized Master’s Finance degree.
